Renovating and Building


Sometimes when some people decide to buy a house, they feel less satisfied, they may have been discontent with various reasons. Designs were less suitable, less strategic locations, or perhaps the price that you think is inappropriate given to a product (house) when viewed from the quality of the product. For those of you who have more budget you may not be confused, you determine the criteria that you want (design, location, or developers of housing that sells services, etc.) then you can simply buy. But for a group of people who are not included in the class of the have certainly would be a little more picky. Many things that should be included in the selection list.

Often the housing built by several developers have a uniform type of error, blind to the ethics profession, do not use a conscience, do not have a sense of shame for training while also satisfying the obligation and responsibilities, justifies a misguided economic principles and further take advantage of something that is not a right, etc.. As a result, production costs for each unit building increases, the effect of reduced production costs of such buildings is the limited budget to buy quality materials and employ skilled artisans or workers, coupled with the implementation of a hasty job to pursue progress or deadlines to make the quality of the product The result will be bad certainly, and it is definitely disappointing.



Fortunately, some people from among professionals (Architect and Civil Engineer) who understands the procedures for building a house starting from the pre plan /pre-design, design, planning, execution + monitoring, and maintenance contractor took the initiative to set up the business (although on a small scale) to re-building renovation services serving the standards of the developer, or maybe build buildings dilahan (plots) are empty. The price also varies, renovation minor in buildings (ex: design a kitchen set, change the paint color, make garden /landscape, pool, etc.) until the major renovations, such as: adding floor of the building, completely overhauled the building and then build a new building, renovation in certain parts desired by the buyer, etc.. The problem is, what is the price this designer-style house? Should you buy this house? Or, if you are also building experts who want to do business with models like this should be what is pricing the house that will you offer?

Case 1: Building a house from an empty lot

In some housing, developers are leaving empty lots. These plots are sold normally positioned hook, there is excess land, or form that is not square. When we build houses, buyer is certainly no problem. But if the architect is not necessarily built with the hope of course will not be sold again as easily as above. What happened was rife, house was built sold at a price that is too expensive.

Case 2: Renovate Minor (kitchen sets, gardens, interiors, etc.)

Buying a house from developers and then doing minor renovations  without changing the structure of the building, with a budget of up to 5-20% of the original house prices are still likely to be purchased by prospective buyers. This case is the most desirable, because the display home has been transformed from its original form and renovations are not too high price. Because if the price of a house that you bought and the renovations are too high, prospective buyers would likely switch and choose better housing.
